Select architects, engineers, contractors, and other professionals needed for the project.

Conceptual Design:

Create sketches, drawings, and preliminary plans to visualize the proposed building.

Evaluate different design alternatives based on project requirements and stakeholder feedback.

Make revisions and refinements to the design based on input from stakeholders and feasibility considerations.

Design Development:

Produce architectural drawings, engineering plans, and specifications that outline the technical and aesthetic aspects of the building.

Submit design plans to regulatory authorities for review and approval, including building permits, zoning variances, and environmental permits.

 

Pre-Construction Phase:

Select contractors, subcontractors, and suppliers through a competitive bidding process or negotiations.

Negotiate contracts and agreements with project team members, outlining responsibilities, timelines, and payment terms.

Prepare the construction site, including clearing land, installing temporary facilities, and securing permits.

Construction Phase:

Excavate, grade, and prepare the site for construction activities.

Execute the construction process according to the approved plans and specifications, including foundation work, structural framing, and interior and exterior finishes.

 

 Monitor construction activities to ensure compliance with quality standards, building codes, and safety regulations.

Track project progress, schedule adherence, and budget expenditures to identify any issues or delays.

Post-Construction Phase:

Conduct inspections to verify that the building meets regulatory requirements and quality standards.

 

Compile as-built drawings, operation and maintenance manuals, and warranties for turnover to the owner.

Test and verify the functionality of building systems and equipment to ensure proper operation.

 

Obtain occupancy permits, facilitate owner occupancy, and close out the project by resolving any outstanding issues and completing final payments.
